How To Determine What Your Home Is Worth
- School district: Fact! People are willing to pay more for a home in a good school district. You can see this when you map search homes for sale in Campbell, San Jose, Cupertino, Sunnyvale, Saratoga, Milpitas, Santa Clara, Campbell, etc. Notice how the home prices are directly related to school districts and API scores. In fact, Realtor.com determined that 91% of those that responded included school boundaries in their decision-making process for choosing a home.
- Location: You’ve heard the old saying, Location, location, location. How long does it take for you to commute to work? Can you walk to school? What do you hear when your at the property? Are you close to good shopping, restaurants, cafe’s, entertainment, highway access, expressways, etc?
- Curb appeal is everything when you’re trying to sell a home because it’s the first thing buyers see. Spend money on new shrubs, grass, flowers, paint, shutters, fencing and stand out from other homes with a brand new front door!
- Safety: Check crime statistics. What is the crime rate? Does your neighborhood have sidewalks, underground electrical lines and a low crime rate?
- Clutter: If possible rent a storage unit and clear out all debris from the home. A beautifully staged home without clutter gets the home sold and for more money.
- Renovations: Will the buyer need to plan for the cost of a new kitchen, new bathrooms, new fridge, dishwasher, etc.
